Actually, it's because they can't read. The otters can't read any human language, like most Friends, so they're probably assuming any markings made by him to all mean the same thing, which is why Safe is in a list that includes Danger and Hell.
Given the fact he's survived the apartment complex entirely by himself, coming and going as he pleases, I doubt it's accurate to say he's less experienced or successful. If he were less successful, he'd be dead.

Another comment in the thread makes me question whether the intention was "[dangerous old guy]'s mark" (what I put up there, basically) or "danger, old guy's mark" but there's no reply to the comment yet, so...

There are several human explorers, I recall one of the post mentioning a tweet from the author that the building is visited by several explorers trying to understand and find valuable artifacts (like in the videogame Stalker), if you see a human cadaver or soon-to-be cadaver in the comics, that's one those stalkers, like in post #3778453, post #3839211 or post #3818586.
Gachi-oji is different in that he's way more experienced than the other Stalkers (shown by how he has the same gear as the Giant Otters Squad), and that he speaks English.
